This attractive stone-built barn has just been restored and converted to provide very comfortable accommodation, whilst retaining exposed beams and stonework. The British owners, who carried out the works, live in the property as their main residence for a large part of the year so it is very well-equipped and nicely furnished. However, they usually spend the summer months in Britain so would like to let while they are away.
Situated in a small hamlet about ten minutes walk from the village of St. Maurin (uphill on the way back) which has a small shop, boulangerie, cafe and also has a tennis court. Major shopping can be found in Agen or Valence d'Agen and there are several good value restaurants in the area, many of which use the local speciality, pruneaux d'Agen (large succulent prunes) in their cuisine. However, if you want to push the boat out, Puymirol (about ten minutes' drive) has one of the best restaurants, "L'Aubergade",in the whole of France. This is the major fruit growing area of France, so plums and walnuts abound in season, with the aforesaid prunes being one of the major products. Although not a vine growing area, the Bordeaux, Bergerac and Duras vineyards are not too far away.
The property itself is set on a hillside and benefits from super views from the pleasant garden and grounds. The Lot-et-Garonne does not have such dramatic scenery as the Lot or the Dordogne, but is very scenic with hilly countryside contrasting with the fields of maize and sunflowers.
